Proposal jumps in height

The developers of the old Gosford Primary School site in Mann St Gosford, known as Central Coast Quarter, have new plans for stage two.
Its East and South towers are proposed to be 36 and 42 storeys above a retail podium and five levels of parking.
In comparison, the already-built Northern Tower which is directly in front of people as they drive over the Brian McGowan Bridge into Gosford is 22 and 25 storeys above the podium.
Two towers of 394 apartments would include 98 affordable apartments for 15 years and a 152 key hotel.
The site adjoins Leagues Club Field and the developer says the retail spaces will provide a place catering for pre and post events at nearby venues such as the stadium and will contribute to the late-night economy of Gosford.
And the extra height helps to address the State-wide housing crisis.
The site was declared a State Significant Development in June 2025 and now specifically the developers want to amend the proposal to increase the building height from RL 48m to RL 153m; and increase the Floor Space Ratio from 3.5:1 to 9.5:1.
Gosford Train Station is about 600m to the north of the site with the Imperial Centre shopping centre even closer.
The plan is on public exhibition until March 23.
