House designed to withstand erosion

A proposal for a three storey six bedroom home on the waterfront at Wamberal Beach has been submitted to Central Coast Council.
The proposed development at 67 Ocean View Drive has a construction cost of $2.7M.
A below ground basement for a wine cellar, laundry and four-car garage would require excavation ranging from 2m to 3.5m below natural ground level.
Above the basement would be the main entry with kitchen and living areas leading to an outdoor terrace and swimming pool, set at crest level of the dune embankment.
The six bedrooms are on the third level.
The development application states the home partially exceeds the maximum permissible building height standard of 8.5m at the western elevation where the height is 11.287m.
“The bulk and scale of the proposed dwelling is consistent with other contemporary multi-level dwellings approved by Council along the Wamberal beachfront,” the application states.
The entire development is to be founded on piles designed to allow for wave impact and loading from a collapsing sand dune during or following storm erosion.
“All piles, reinforced concrete beams and slabs are designed to resist vertical loads and will be designed for conventional lateral actions such as wind and earthquake as well as the lateral loads arising from coastal hazards such as dune slumping, loss of support and erosion,” the application states.
“This is a conservative approach and means that the structure will be able to withstand coastal processes larger than the design event”.
The plan complies with the requirement for a 3m building setback from the proposed coastal protection revetment wall, the application states.
Central Coast Council is currently working with waterfront home owners to submit a development application for a whole of embayment revetment wall for Wamberal Beach.
