Wadalba subdivision rejected

Less than a week after one subdivision at Wadalba East was approved in the Land and Environment Court, the court has rejected another in the same precinct.
 The court rejected a subdivision of 118 residential lots at 120 Jensen Road and 12 Durian Street, Wadalba.

While he proposal formed part of the Wadalba South Urban Release Area, the Commissioner found the applicant had not satisfactorily met the obligation to avoid and minimise impacts on ecological values.

The single site is 12.7 ha and is part of a precinct of 143 ha.

The Central Coast Development Control Plan identifies areas in the precinct with high conservation value that are known habitat for threatened species.

The plan makes detailed, specific provisions for the management of potential ecological impacts through development.

‘’It is apparent that the Wadalba South Urban Release Area has been developed in response to preliminary ecological investigations on a broad scale, however I note that this does not negate the need to assess and respond to site-scale ecological impacts,’’ the judgement stated.

The concept initially started with 140 lots,  the submitted proposal was for 120 lots and amended to 118 (see the x below showing the site).

Last week, the LEC approved a subdivision for 68 residential lots at 60-70 Jensen Rd (the site with the asterisk beside the tick).

Three other sites have been approved for subdivisions and others are under assessment.
