Panel rejects Ourimbah boarding house, approves Ettalong Beach Dual Occ

December 19, 2023 by Merilyn Vale

A site in Burns Rd, Ourimbah, was not a suitable site for a boarding house, according to the Local Planning Panel which has refused the development proposal.
The refusal comes more than two years after a previous application for an 18 room boarding house on the same site at 17 Burns Road, Ourimbah, was refused in 2020.
The current proposal for 10 rooms was submitted shortly after the dismissal of an appeal for the previous proposal in the Land and Environment Court in 2021.

But a two storey dual occupancy development at 23 Bangalow Street, Ettalong Beach, has been approved by the panel – on its third application.
The panel first considered the proposed development at its meeting in August 2023 and resolved to refuse the application.
It also refused the application in a review a few months’ later.
But it has given the green light to the latest proposal after the applicant reduced the floor space ratio and the overall footprint of the homes.
“The amended proposal demonstrates best practice in the design of a dual occupancy that does not result in unreasonable environmental amenity impacts,” the Council report to the panel stated.
Both decisions were made at the December 14 meeting and the minutes are now public.
