The El Lago tourist park is one of 15 sites at The Entrance earmarked for one development in a proposal currently open for public comment.
The combined site area is 19,294sqm.
The cost estimate of the development is $102M but that is to be confirmed.
The plan is for:
# 11 retail/food and beverage tenancies,
# a gymnasium and
# 414 residential units,
# 45 serviced apartments and
# parking for 853 vehicles.

Although considered one project, for the purpose of assessment and design documentation, the proposal has been split across two sites.
# Site 1: 9-29 The Entrance Rd, (western side of Oakland Ave) and
# Site 2: 31-33 The Entrance Rd (eastern side of Oakland Avenue).
Stage 1 would see the construction of 5 ground floor retail/ food and beverage tenancies and 105 residential apartments on site 2.
And, just to confuse the issue, Stage 2 would be the construction of Site 1 with 6 ground floor retail/ food and beverage tenancies, the gymnasium, 306 residential apartments, 45 serviced apartments.
Site 1 would have six residential towers, five at nine storeys high and one at six storeys.
Site two would have two residential towers; nine and eight storeys high.
At site 1, this represents a 2.9m or 10.36% height variation to the 28m control.
At site 2, it represents a 6.15m or 21.96% variation to the 28m control.
