Developer says no to walk bridge at train station

A pedestrian pathway and bridge to Tuggerah Railway Station will render a development proposal at 60 Wyong Rd economically unviable and prevent it from proceeding, says the developer.
Councillors requested the bridge be added to the list of developer requirements as part of the subdivision of the 42 hectare site for more than 2000 dwellings.
Cr Doug Eaton suggested adding the pedestrian bridge.
“I know it’s a big ask but if we don’t ask, we don’t get,” Cr Eaton said at the December 10 meeting.
All councillors agreed to add it to the list.
But the developer says it is too big an ask.
Now, at the February 25 meeting, the staff report is suggesting the councillors drop off the pedestrian overpass and go with the original suggestions.
 
They are:
1/ Construct and dedicate a District Level Park to Council. The developer is required to maintain the park for 5 years from practical completion.
 
2/ Deliver a ground floor youth centre valued at a minimum of $1M either as part of future development of the Gateway site or within the adjoining Westfield Tuggerah Shopping Centre. Upon completion, Council will be granted a lease for nil rent.
 
3/ Construct a 3m wide regional dedicated shared pathway within the road reserve connecting the site to the overhead pedestrian bridge already on Wyong Road.
The Tuggerah Gateway Planning Proposal was submitted to Council in 2021 but has since been called a State Significant Rezoning under a NSW State policy and the Department of Planning has been appointed the Planning Proposal Authority.
 
The proposal seeks to rezone the land to facilitate 2,177 dwellings and 275 jobs.
The site is adjacent to the M1 Motorway and Westfield shopping centre and is walking distance to the Tuggerah train station.
The Planning Agreement between Council and the developer needs to be signed off prior to the finalisation of the rezoning by the Department of Planning.
The Department has indicated this is likely to occur in March 2025.
Orta Pty Limited is the registered proprietor of Lot 3 and Scentre Pty Limited is the registered proprietor of Lot 2, also known as 60 Wyong Road, Tuggerah.
