Bakali Rd, Forresters Beach starts a new chapter

Council has adopted an amendment to its brand new Central Coast Development Control Plan 2022 – probably the first of many over the coming years.

Bakali Road, Forresters Beach, now has its own chaper.

The chapter for land bounded by 137-145 Bakali Road and 925-993 The Entrance Road, (Central Coast Highway) provides guidance to the future development of the land in terms of overland flow, stormwater management, traffic, environmental protection, subdivision and open space.

It will become effective from the day it is notified on the NSW Legislation website.

The moves comes after the Council-under-administration August 23 meeting approved a Planning Proposal to rezone 37 lots between Bakali Road and the Central Coast Highway, Forresters Beach.

The rezoning moves the land from rural small holdings and conservation to low density residential and environmental conservation.

It includes the dedication of 4000m2 of land to Council for a park and a minimum lot size of 1850m2 to the R2 zoned land fronting Bakali Road, and a minimum lot size of 550m2 to all remaining R2 zoned land.
The proposal was on public exhibition in June.
The owner of the agreed to dedicate land for a public park, undertake certain roadworks and undertake works for the protection of the wetland vegetation on one of the lots.
The existing lots fronting the Central Coast Highway, although not part of the land owner’s proposal, will be rezoned to residential to formalise the existing development.
At the August meeting, the Council adopted the following:
# Amend the Minimum Lot Size Map to realign the width of the 1850m2 lot size map from 58m to 35m to improve subdivision potential of land whilst retaining the transition area fronting Bakali Road.
# Council amend the draft site-specific Development Control Plan (DCP) chapter to include additional wording on flood modelling to account for changes resulting from the upgrade of the Central Coast Highway once modelling is publicly available and include wording so areas shown as Avoidance Areas may not be the only areas affected by remnant native vegetation following the biocertification process.
# Clarification that subdivision of Stage 3 is not to occur prior to upgrade of the adjacent part of the Central Coast Highway.
# Inclusion of contributions under section 7.24 of the Environmental Planning and Assessment Act 1979.
